A worked example
A downtown 1-bedroom apartment typically earns €1,250–1,750 in gross booking revenue per month, from roughly 10 reservations. The per-reservation cleaning fees come off that revenue first (about €230 a month), and the 25% commission applies to the remainder — a €255–380 management fee. In exchange, we run everything from listing to cleaning to NTAK, and you read the monthly statement. If you own from abroad, nothing changes: the operation doesn't need you in Budapest.

What do you actually pay? — market comparison
Budapest management fees are hard to compare: different commission bases, fixed fees, setup fees and separately billed items. Here's typical market practice — and how we count.

Pricing FAQ
What exactly does the 25% commission apply to?
To your apartment's booking revenue after deducting the per-reservation cleaning fee. It covers the full operation: platform management and dynamic pricing, guest communication, cleaning, laundry, maintenance, NTAK/VIZA reporting, full bookkeeping by a certified accountant, and your monthly statement. No fixed monthly fee, no setup fee.
Who pays the cleaning fee?
The cleaning fee applies per reservation and is set in the reservation — sometimes included in the reservation's full price. In the settlement, the cleaning fee is deducted from booking revenue first and the 25% commission is calculated on the remainder — both appear as separate lines in your monthly statement.
What if I handle the cleaning and laundry myself?
That's an option: the cleaning fee set in the reservations then goes entirely to you, and the commission rate stays the same. One condition: guest cleanliness scores must hold up — if they slip, we switch back to our in-house cleaning team together.
How do the discounts work?
The 25% is built from modules: each task has its own share. If you or your accountant keep certain tasks — maintenance, bookkeeping admin or guest invoicing — that module's share comes off. That's how your personal rate is formed, down to 19%. Guest communication and NTAK/VIZA reporting are always handled by us.
Are there hidden costs?
No. Larger repairs and purchases always happen with your prior approval; minor fixes are done at material cost. Every item appears in your monthly statement.
When and how do I receive my revenue?
Monthly, together with the detailed statement: every booking, fee and deduction is itemised, so you see exactly how your payout is built.
